Beloved Morris County Garden Center, Open for 96 Years, to be Sold at Auction

Decades before Montville evolved from a rural farming community to a wealthy suburban township, Condursos Garden Center and Farm Market was a thriving hub of the local economy.

Six generations of family operation over 96 years, however, appear to be coming to an end as the 28-acre property on River Road is scheduled to be sold at auction.

"It's a great opportunity to own one of the landmarks in Morris County," said contact agent John Dobos of Tranzon, a national real estate auctioneer hired to conduct the sale.

Dobos confirmed the auction on Tuesday and said it will be held onsite on Sept. 17 at 1 p.m. The sale includes the commercial greenhouses and buildings on the property, which has 1,030 feet of road frontage.

Meanwhile, the business is still open and stocked with goods. No closing, end date or final sale has been announced.

Dobos said owners Anthony and Kim Condurso hired his firm to conduct the auction. The new owner could continue the garden center's operations or consider redevelopment. Although the nearby Rockaway River presents potential flooding issues, the mostly clear and level tract could serve a variety of purposes. Current zoning, however, limits it to commercial purposes for now.

The Condursos could not be reached for comment on Tuesday, Sept. 2. Their family business began when, according to their website, "Bartholomew and Rose Condurso, immigrants of Avellino, Italy, purchased a 30-acre dairy farm from the Dalton family in 1929."

The auction is being conducted by court order as part of a Chapter 11 bankruptcy proceeding.

"Here they raised eight children and started a family farm that would grow for generations to come," the website history reads.

The business focused first on growing flowers and farming produce, particularly celery, lettuce and tomatoes, the account says. But it expanded over the years. A barn was built in 1934, and the first glass greenhouse was erected in 1950. It still stands today.

Condursos property details

The auction website notes that the property comes with commercial greenhouses and additional structures "historically used for propagation and display." Property details include:

  • Land: 28.79 acres.
  • Retail/office buildings: about 5,300 square feet.
  • Single-family home: 1,595 square feet.
  • Storage sheds, barns and garages for equipment and materials.

"With a blend of infrastructure in place and substantial open acreage, the property is ideal for entrepreneurs, developers or investors looking to acquire real estate with both current functionality and long-term potential," Dobos said.

The assessed value of the property is $2.7 million, public records show. Annual taxes are $55,407.

Bidders are required to have a $100,000 deposit, payable in certified funds, and to be prepared to close on or before Oct. 31. The property will be sold "as-is," the auctioneers say.
